Challenges for Middle Income Group (M40) in Affordable Public Housing Scheme in Shah Alam, Selangor

Abstract

Rural to urban migration as well as population growth in developing countries drive the demand for affordable housing. When government policies primarily focus on assisting low-income groups, they may inadvertently neglect the housing needs of middle-income individuals and families who may not qualify for low-income housing assistance programs but still struggle to afford suitable homes. This study was carried out to identify the concept of an affordable public housing scheme and to determine the challenges faced by M40 in acquiring affordable public housing schemes in Shah Alam, Selangor. In this study, the data will be gathered by using the distribution of questionnaires and secondary data. Three hundred eighty-seven residents who earn income between RM4,850 to RM10,959 were randomly selected to be the study's respondents. A set of questionnaires was designed to gain primary data from the respondents about the challenges faced in gathering public housing schemes in Shah Alam. The data will be analyzed using descriptive statistics and the Relative Importance Index (RII) to assess the significance of various challenges. The main findings show that the biggest challenges for the middle-income group are due to shortage of funds, income population, and mismatch of demand and supply.
