Effective Strategies for Defect Mitigation in Malaysian Public Housing Projects

Perumahan Rakyat 1 Malaysia (PR1MA), Programme Perumahan Rakyat (PPR), Perumahan Penjawat Awam Malaysia (PPAM), and Projek Perumahan Awam Kos Rendah (PAKR) are a few public housing initiatives that the government has implemented. Since the government started a public housing programme in response to community needs, public housing has taken centre stage in the housing market for this nation's society because a home is a necessary asset for everyone. The largest issue with public housing is housing defects, but despite this, there has been little progress in reducing these issues, largely because public housing defects are not acknowledged. Therefore, the aim of this paper is to identify effective strategies for defect mitigation in public housing projects in Malaysia. Moreover, this research will focus on contractors and developer companies in Klang Valley area as this location has rapid growth of construction projects. Data for this research was collected through a questionnaire. There were 136 valid responses obtained from the questionnaire distribution to be analysed. Relative Index method is being used to analyse the data obtained. The results reveal that retightening the oversight of construction sites is the best course of action for handling public housing defects. This research attempts to educate stakeholders and decision-makers on measures to improve the quality and sustainability of public housing programs by bringing attention to this important problem and adding to the continuing conversation on public housing policy and practice.
